Project T, a mixed-use residential development planned for the site of the former Mercy Hospital in Benton Harbor, continues to move forward, although some changes have been made to the plan.

Speaking to the Benton Harbor Planning Commission this week, Harbor Habitat Director Erin Hudson explained.

We’re here today because we submitted an amendment to the site plan due to contamination that was found on the 807 Weld parcel,” Hudson said. “The development team moved very quickly to come up with a solution that would not derail this project. So what we are proposing is that by splitting the parcels, we can move forward.”

Hudson said instead of Phase One being 15 duplexes with 30 units, Phase One will now be 14 duplexes with 28 units.

This enables the developers to avoid the contaminated site while a remediation plan is considered. If the contaminated site on Weld Street is fixed, then they would build five more duplexes there.

Phase Two of Project T will now be a mixed-use building with an intended grocery store on the first floor and 39 apartments on the upper floors.

Planners signed off on the updated site plan. Hudson said Harbor Habitat and Detroit-based Renovare are still pursuing all of the needed funding.
